Requirements:

Welcome to www.TheVillagesFSBO.com  and www.OurVillagesHome.com websites. 

You can print nice flyers which include your photos directly from the website.

Entering Information:

If you have ever ordered a catalog on-line, then you know about "fill-in-the-boxes" and that's all you will be doing here, so don't worry you won't break anything. 

You will be entering Information on to www.TheVillagesFSBO.com website. 
 
You can access and edit your web space from any computer that can reach the Internet. So, if you are visiting a friend anywhere and are showing them your web and you see an error or want to add info, just Login from wherever your are and make your changes and they will be included in your listing the instant you click the Submit button.

The information entry process involves 2 "fill in the blanks" screens.

  • - 1st screen contains information about you, name, phone, cell, e-mail etc.
  • - 2nd screen contains the information about your rental property.

Your 3 Initials are your Login Name. If you do not have a middle initial, please use X or Z as the middle initial. 

PLEASE print this page NOW, you WILL need it as a guide the first time you Login to your web page. 

STEP 1, Free/Trial FSBO Setup:

Click FSBO Signup on the top menu.



STEP 2, LOGGING IN:
Go to www.thevillagesfsbo.com and find Login button in the Left hand column.

Type in Your 3 Initials as your Username (If you do not have a middle initial, use X or Z)

Choose a Password and type it in, write it down somewhere,  then click the "Log In" button. 

Note..... both Username and Password are case sensitive.

Next, choose to Edit My Account, which contains your Contact Info, Phone, Cell etc. 

or choose 

Edit My Listings to enter or edit details about the property.

STEP 3, SUBMITTING OWNER INFORMATION

Please fill in the Info in these boxes. The First and Last names as you want them to appear on the webspace and the Phone Numbers will be used to make up your property listing. Be sure fill in your current E-Mail address as E-Mail from interested parties to you will be sent to that address using the "Send a Message to the Owner" feature.

 

When you are done click "Update" button at the bottom of the page.

If  you are completely finished, choose LOGOUT or to proceed to enter details about the property, click the ADMIN then choose Edit My Listing.
 

STEP 4, SUBMIT PROPERTY DETAILED INFORMATION Entry/Edit
 
Click the Edit My Listings button. 

On the screen that appears you may see a small photo of your property as well as Mini Pencil, click either to get to the Listing Edit screen.

Fill in all the boxes and use the "Drop Down Menus" to choose items. 

Use the click "Update" buttons at the bottom of the page as often as you wish. The system only records your information if you click the button, Failure to click the "Update" button, means nothing gets recorded.

Enter your Short and Long Descriptions, we have entered a few words about the property for you, please edit as appropriate. 

In the Short Description box, limit your text to 2 lines maximum (temporary limit). 

In the Long Description box, you may use up to 1000 words, but the "smart-money" says, be brief and to the point. 

Click the "Update" button (just for practice).



STEP 5, HOME FEATURES and COMMUNITY FEATURES

Check everything that applies to your property. The Search feature scans these entries and will show your property if it meets the buyers requirements. If you don't check these items the search feature will not find your property.

Click the "Update" button.

STEP 6, Logging Out

Use the LOGOUT button on the bar at the top left of the screen.
 
STEP 7 Review Your Work.
Go to www.thevillagesfsbo.com   Show listings to find your home
   
 
Print your listing and mark up your printed page for corrections, then LOGIN, make your changes, Click the "Update" button,  then LOGOUT.

STEP 8, Photo Upload, Image Editing, Caption, Description and Image Order

On the FEATURED section of the website we will gladly Edit and Upload your 21 Photos , just e-mail them to:

photos@thevillagesfsbo.com  

Please be sure to include the Total Number of photos you will be sending (all together) in the e-mail.

On the Do~It~Yourself Free/Trial you will need to do the edit, resize (below) and the upload of your 6 Photos Total.

Photo Upload Instructions:

Please note: We reserve the right to remove any photo that we deem to be inappropriate for the website.

Resize your photos to 640x480 by one of the following methods....

 

1- Resize them.... Use your Windows Explorer to locate the photo flies, highlight the ones you want to resize (their names will turn blue when selected), then Right Click the mouse, choose Send To, Mail Recepient and E-Mail them to YOURSELF. Then upload the resized photos to the FSBO Website.

 
2- Use a Free OnLine Resizer, 640 pixel is a good size.
We provide full photo edit and upload service on the new "for fee" website, but you are on your own here on the free website.

 

Step A  When you have added your detailed description of the property the next step is to add the photos. On the Listing Editing Page Select Edit Images

Step B

This screen will show and you will need to Browse through your computre to find your photos, click Browse

Step C

When you have found your photos, Double Click the 1st and it's location will be filled into the Browse Box, then click the 2nd Browse button and repeat until all photos (20 max) have been selected.

Step D

After all photos have been selected, click Upload picture button (Not the Update button)

 

Step 9, Image Editing Instructions

Located above the top Photo you can click Image Editing which will allow you to type in a Caption and Description for each Photo. Additionally, you can Control The Order that Photos appear on  the webspace by numbering the Field Order on Listing Page: entry box.  

Delete a Photo..... look on the left just below any of the small photos for the Delete (in blue).

MAKING CHANGES:
As time goes by we know you will want to add or change some info about your property. Updates take effect the instant you press the "Update" button, so you are not waiting for us to do anything.

If you are making changes, just enter the "change info" and click Update, all other categories of info will remain as they were. 

ADVERTISING:

The website is a good advertising tool because it allows photos and detailed descriptions, but only if you get it in front of the buying public.

YOU ABSOLUTELY NEED TO ADVERTISE!

The main website will bring some viewers when you aren't advertising. DON'T COUNT ON THAT BRINGING A BUYER!

MAP FUNCTION
Your web page also includes a link to Google Maps or MapQuest (via a "new window") so clients can find the location of your unit. The map function works for locations North of CR466 (with very few exceptions). Properties south of CR466 will map when Google Maps or Mapquest puts them into their database.

 
RULES

The following rules are used to maintain the quality of the web site and promote fairness and are always enforced.
 
You may NOT use a Real Estate Agent/Broker while listed on this website.  

If you need professional assistance please contact our office as I am an active licensed broker. 

Violation of the above will cause your WebPages to be removed from the website.

We reserve the right to change or add to the rules at any time and those changes will be binding on all subscribers. It is your responsibility to regularly review the rules to be sure you are in compliance.

1.) Your photos and graphics MUST be your property. We do not allow photos or graphics which might in some way infringe any copyright.  Photos must be of the home described in the text of the information page, with the exception that "community common areas", such as a "community pool" may be shown if the photograph is the property of the subscriber. 
 
2.) We DO NOT allow links on your pages which take viewers to other websites or that initiate an e-mail. We provide a Send Message E-Mail function on your webspace which protects you from Spam and hides your E-Mail address. 
 
3.) Text and photos on the website may be altered to optimize the use of  web space and to improve web delivery speed.

4.) The location of a FSBO property is established at the start of the listing. Address corrections are acceptable. You may not make references to other properties unless they are subscribed on www.thevillagesfsbo.com

5.)  YOU MAY NOT, under any circumstances, enter the any names of people, businesses, phone numbers, e-mail addresses, web sites addresses into the Long or Short description boxes. The Name and Phone Numbers you entered in the Owner Information form will AUTOMATICALLY be entered onto your property listing. The E-Mail address you entered on the Owner Information form will remain hidden for your security. The "Send a Message to The Owner" button will send an interested party's information to your true E-Mail address. Misuse of the Long and Short Description boxes will cause terminate your subscription without a refund. 


Cautions:
1.) We provide this FSBO service because we believe that home owners should have quality tools to sell their own home. If circumstances prevent you from continuing as a FSBO, please contact our office as I am an active licensed broker and can provide the service you need. Having worked with us as FSBO's you will know that we provide prompt, hi-quality service and deserve your business.

2.) You need to be aware that the Internet is like the Wild West and there are predators continuously searching for opportunities to make you a victim. When you are approached by a person interested in your property "deal at arms length". Don't give out more personal information than necessary. Request deposits by Bank Check mailed to your address. Never give out banking information, such as account numbers. Ask for references.
